**Position Overview**
The **COO** will play a pivotal role in overseeing the company’s end-to-end operations, ensuring the successful delivery of real estate projects while maintaining **financial discipline, operational efficiency, and strategic growth objectives**.
**Key Responsibilities1. Strategic Business & Operational Leadership**
- Define and execute operational strategies aligned with long-term business growth.
- Identify and develop new investment opportunities in **residential, commercial, and mixed-use developments**.
- Oversee corporate governance, regulatory compliance, and adherence to real estate laws.
- Establish a **customer-centric approach** by integrating market research and emerging trends into decision-making.
- Drive digital transformation initiatives, leveraging smart technology and data analytics.
**2. Real Estate Project Execution & Portfolio Management**
- Lead the full lifecycle of real estate projects, from **feasibility studies and land acquisition to construction, marketing, and handover**.
- Implement best-in-class **project management frameworks** to ensure on-time, high-quality, and cost-effective project delivery.
- Optimize contractor and vendor relationships through strategic procurement.
- Develop key performance indicators (**KPIs**) to track **milestones, financial performance, and customer satisfaction**.
**3. Financial & Commercial Leadership**
- Oversee **financial planning, budgeting, and risk management**, ensuring profitability and cost control.
- Collaborate with the CFO to optimize **capital allocation, investment planning, and funding strategies**.
- Drive **revenue maximization strategies**, including **pricing optimization, leasing, and structured financial models**.
- Strengthen cost efficiency through **effective supply chain management and value engineering**.
**4. Organizational & Leadership Development**
- Build and mentor a **high-performing leadership team**, ensuring alignment with corporate objectives.
- Foster a culture of **accountability, performance excellence, and continuous improvement**.
- Implement an organizational structure that supports **scalability and operational resilience**.
- Lead change management efforts to improve business agility.
**5. Stakeholder & Government Relations**
- Strengthen relationships with **government authorities, real estate regulators, and financial institutions**.
- Manage **investor relations** with transparency in financial disclosures and corporate reporting.
- Represent the company in **industry forums, public-private partnerships, and investor conferences**.
- Develop **strategic partnerships** to accelerate project approvals and market penetration.

- **15+ years** of executive leadership experience in **real estate development, construction, or urban infrastructure**.
- Proven expertise in **large-scale project execution, portfolio management, and financial oversight**.
- Strong background in **Middle Eastern real estate markets** (experience in Iraq preferred).
- **Extensive experience** in P&L management, budgeting, and strategic growth initiatives.
- Expertise in **contract negotiations, legal compliance, and risk management**.
- Bachelor’s degree in **Business, Civil Engineering, Real Estate Development, Architecture, or related field**. (MBA preferred)
