Position Summary

  • The Electrical QS Team Leader oversees all electrical quantity surveying activities for real estate projects, including residential, commercial, mixed-use, and high-rise developments. The role ensures accurate cost estimation, BOQs, variation management, and contract compliance while leading and mentoring a team of electrical QS engineers.

Key Responsibilities

1. Cost Estimation & BOQs

  • Prepare detailed and accurate
    electrical BOQs
    , cost estimates, and take-offs based on IFC/Shop drawings and project specifications.
  • Review and validate quantities submitted by consultants, contractors, or subcontractors.
  • Coordinate with design and site teams to ensure BOQs reflect actual project requirements.

2. Tendering & Procurement Support

  • Support tender processes by preparing
    pricing sheets
    , reviewing supplier/subcontractor quotations, and providing technical clarifications.
  • Evaluate commercial and technical proposals and recommend the most cost-effective options.
  • Assist the procurement department in preparing comparison sheets and negotiation strategies.

3. Cost Control & Budget Monitoring

  • Track electrical works budgets and ensure all activities stay within approved cost limits.
  • Monitor project cost deviations and provide early warnings.
  • Participate in value engineering exercises to optimize electrical system costs.

4. Variations, Claims & Payments

  • Review and verify
    variation orders
    , claims, and change requests related to electrical scope.
  • Validate progress invoices and certify electrical quantities executed on site.
  • Prepare cost impact assessments for design changes and additional works.

5. Coordination & Technical Review

  • Coordinate with planning, engineering, procurement, and site execution teams.
  • Review electrical shop drawings, specs, and change notes to identify cost implications.
  • Ensure all QS documentation aligns with project contracts and standards.

6. Leadership & Team Management

  • Lead, mentor, and develop a team of electrical QS engineers and junior quantity surveyors.
  • Assign tasks, review outputs, and ensure accuracy and timeliness.
  • Conduct training sessions on QS best practices, cost control tools, and measurement standards.

7. Reporting & Documentation

  • Prepare weekly/monthly QS reports, cost summaries, and forecasted cash flows.
  • Maintain organized records of quantities, variations, budgets, and correspondence.
  • Ensure all cost data is accurate, updated, and easily traceable.

Qualifications & Experience

  • Bachelor's degree in
    Electrical Engineering
    or related field.
  • 7–12 years of experience in
    electrical quantity surveying
    , preferably within large-scale real estate or construction companies.
  • Strong knowledge of
    MEP systems
    , materials, drawings, and construction methodologies.
  • Excellent command of measurement standards (POMI, CESMM, etc.).
  • Proficiency in AutoCAD, Excel, and QS tools.
  • Strong analytical, leadership, and communication skills.
