Position Overview:

Responsible for leading the MEP and QS team to ensure accurate quantity surveying, cost control, and full coordination of mechanical, electrical, and plumbing works across all real estate development projects. Ensures compliance with design standards, budget constraints, and project timelines while coordinating with consultants, contractors, and internal stakeholders.

Key Responsibilities:
1. Leadership & Team Management

  • Lead and manage a team of QS and MEP engineers, assigning tasks and monitoring performance.
  • Provide technical guidance, mentorship, and ensure adherence to company standards.
  • Review and approve team deliverables including BOQs, cost reports, and MEP shop drawings.

2. Quantity Surveying & Cost Control

  • Review and validate BOQs, cost estimates, and variations for all MEP works.
  • Prepare and update cost breakdown structures and value engineering proposals.
  • Manage budget allocation for MEP packages and monitor financial performance versus projections.
  • Approve payment certificates, subcontractor invoices, and ensure compliance with contracts.

3. MEP Technical Coordination

  • Review and validate MEP designs, shop drawings, and technical submittals.
  • Ensure full coordination between architectural, structural, and MEP disciplines.
  • Resolve technical conflicts and lead coordination meetings with consultants and site teams.
  • Approve material submittals and ensure alignment with project specifications.

4. Contract & Tender Management

  • Participate in tender evaluations, review technical and financial proposals for MEP contractors.
  • Assess claims, variations, and negotiate with subcontractors when required.
  • Ensure contract compliance and protect company interests in all commercial discussions.

5. Reporting & Documentation

  • Issue periodic progress, cost, and risk assessment reports to senior management.
  • Maintain accurate documentation of all MEP cost-related decisions and approvals.
  • Highlight potential overruns, cash flow impacts, or technical risks at early stages.

Required Qualifications & Skills

  • Bachelor's degree in Mechanical or Electrical Engineering.
  • 15+ years
    experience in QS/MEP engineering for
    real estate development or large-scale construction projects
    .
  • Strong knowledge of
    cost control, BOQ preparation, and contract administration
    .
  • Proficient in
    AutoCAD, Revit (preferred), MS Office, and QS software
    .
  • Strong leadership, communication, and negotiation skills.
  • Ability to handle multiple projects and work under pressure with strict deadlines.
