Mechanical Project Manager – Fire Fighting

Job summary:
The Project Manager for Firefighting and HVAC oversees the planning, execution, and completion of mechanical projects related to fire protection systems, heating, ventilation, and air conditioning. The role ensures projects are delivered on time, within scope, and in compliance with relevant safety codes and industry standards. The Project Manager coordinates with clients, consultants, engineers, subcontractors, and suppliers to maintain project quality, safety, and financial performance while ensuring seamless integration of mechanical systems.
Key Responsibilities:
- Develop comprehensive project plans, schedules, and resource allocations for Fire Fighting and HVAC system installations.
- Review mechanical, firefighting, and HVAC drawings, technical specifications, and BOQs to ensure accuracy and completeness.
- Coordinate with design engineers to confirm compliance with NFPA, ASHRAE, SMACNA, local civil defense regulations, and project requirements.
- Oversee installation of Fire Fighting systems including sprinklers, hydrants, fire pumps, hose reels, FM200, CO₂, foam, and clean-agent systems.
- Supervise installation of HVAC systems such as chilled water networks, VRF systems, ducting works, AHUs, FCUs, exhaust/ventilation systems, and related mechanical equipment.
- Manage daily site activities and ensure all works adhere to safety standards, QHSE policies, and approved method statements.
- Monitor project progress, track milestones, and ensure timely completion of all Fire Fighting and HVAC works.
- Prepare and manage project budgets, cost estimates, cash flows, and forecasts.
- Lead procurement processes for materials, equipment, HVAC units, firefighting components, and subcontractor services.
- Evaluate vendor quotations and coordinate supplier selection with management and engineering teams.
- Conduct routine inspections to verify installations meet design intent, technical specifications, NFPA/ASHRAE standards, and local code compliance.
- Coordinate testing, balancing, and commissioning activities for Fire Fighting systems and HVAC equipment.
- Prepare and manage documentation for civil defense approvals, mechanical inspections, and authority certifications.
- Serve as the primary point of contact for clients, consultants, subcontractors, and government authorities.
- Prepare and deliver project progress reports, technical submissions, shop drawings, and close-out documentation.
- Manage variations, change orders, project risks, and necessary corrective actions.
- Supervise and mentor site engineers, supervisors, technicians, and subcontractor teams.
- Conduct coordination meetings, toolbox talks, and ensure clear communication of project goals and expectations.
- Ensure seamless coordination between mechanical, electrical, and civil teams to prevent conflicts and ensure smooth project execution.
- Support the final handover process, including preparation of as-built drawings, O&M manuals, and commissioning reports.
Qualifications:
Education
- Bachelor's degree in Mechanical Engineering or related engineering discipline (required).
- PMP certification or equivalent project management training (preferred).
- Additional training in HVAC design, fire protection systems, or mechanical engineering standards
- Experience
- 5–10+ years of experience in Fire Fighting and HVAC project execution, installation, engineering, or project management.
- Strong background in mechanical systems including firefighting systems (sprinklers, pumps, FM200, hydrants) and HVAC systems (ducting, chilled water, VRF, ventilation).
- Proven track record of delivering multi-disciplinary MEP projects on time and within budget.
- Experience coordinating with consultants, clients, subcontractors, and local authorities (e.g., Civil Defense).
- Hands-on experience in testing, commissioning, and handover of mechanical systems.
Technical Skills
- Strong knowledge of Fire Protection codes and standards (NFPA, IFC, local Civil Defense regulations).
- Solid understanding of HVAC standards (ASHRAE, SMACNA) and mechanical installation practices.
- Proficiency in reading and interpreting mechanical drawings, schematics, BOQs, and specifications.
- Familiarity with project management tools (MS Project, Primavera P6) and CAD software (AutoCAD).
- Knowledge of procurement processes, cost estimation, and project planning methodologies.
- Ability to oversee testing, balancing, commissioning, and troubleshooting of HVAC & Fire Fighting systems.
