Development Director

Job Purpose
Development Director will play a critical role in leading and overseeing the company's real estate development projects. This position requires a strong background in real estate development, project management, financial analysis, and team leadership. Will be responsible for the successful planning, execution, and completion of real estate development projects while ensuring they align with the company's strategic goals and financial objectives. Key Responsibilities
1.Project Management:
•Lead and oversee all phases of real estate development projects from conception to completion.
•Develop and manage project budgets, schedules, and resources.
•Ensure projects are delivered on time, within scope, and within budget.
2.Site Selection and Acquisition:
•Identify potential real estate development opportunities.
•Conduct feasibility studies, market research, and due diligence for potential sites.
•Negotiate and secure property acquisitions.
3.Financial Analysis:
•Prepare detailed financial models and analyses to evaluate project feasibility.
•Monitor project financial performance, including revenue, expenses, and return on investment.
•Optimize project financial structures and funding strategies.
4.Permitting and Approvals:
•Navigate the regulatory and permitting processes.
•Ensure all necessary permits and approvals are obtained in a timely manner.
5.Team Leadership:
•Build and manage a high-performing project team.
•Collaborate with cross-functional teams, including architects, contractors, and legal experts.
•Provide clear direction, motivation, and support to team members.
6.Risk Management:
•Identify and mitigate risks associated with real estate development projects.
•Develop contingency plans to address unforeseen challenges.
7.Stakeholder Communication:
•Communicate project status, milestones, and challenges to internal and external stakeholders.
•Foster positive relationships with local authorities, community members, and partners.
8.Market Research:
•Stay informed about real estate market trends, competitive developments, and industry best practices.
•Use market insights to make informed decisions about project direction.
Knowledge, Skills and Experience
•Bachelor's & master's degree in real estate development, Business, Finance, or a related field.
•Proven experience in real estate development, with a minimum of 15years in a leadership role.
•Strong financial acumen, including the ability to create and manage complex financial models.
•Exceptional project management skills and a track record of successful project delivery.
•Excellent communication, negotiation, and leadership skills.
•Knowledge of local zoning and permitting regulations.
•Ability to think creatively and strategically to overcome challenges.
•Proficiency in project management software and financial modelling tools. Operating Environment
