Responsible for managing and executing elevator installation projects from contract review to handover, ensuring timely, within-budget, and high-quality delivery while maintaining excellent customer satisfaction and adhering to company policies and procedures.
Principal Roles and Responsibilities:
Contract Review and Management (Pre-Execution)
Review contracts, tender documents, and project specifications. Ensure understanding of project scope, timelines, and commercial terms. Identify potential risks, opportunities, and clarifications required.
Project Takeover and Planning (Pre-Execution)
Collaborate with Sales Representatives to ensure smooth project takeover. Develop and manage project plans, resource allocation, and budgets. Establish project milestones, timelines, and key performance indicators (KPIs). Identify potential project risks and mitigation strategies Coordinate with cross-functional teams (legal, sales, engineering, etc.)
Execution and Labor/Subcontractor Management
Manage and coordinate labor, subcontractors, and material deliveries Manage project resources (labor, materials, equipment). Schedule and coordinate subcontractor work. Monitor and control project progress, quality, and costs.
Budget Management and Variation Orders
Develop and manage project budgets. Track expenses, identify cost-saving opportunities and risk mitigation strategies. Manage billing terms, payment certificate and cashflow. Identify, document, and submit Variation Orders (VOs) for scope changes. Manage VO approvals, pricing, and scheduling impacts
Customer Communication and Relationship Management
Develop and maintain strong customer relationships. Communicate project progress, timelines and expectations. Address customer concerns and issues and ensure customer satisfaction.
Team Supervision and Guidance
Supervise project teams (installation, testing, commissioning). Provide technical guidance and support.
Progress Monitoring, Quality, and Safety
Conduct regular site visits to monitor progress, quality, and safety. Identify and address potential issues, defects, or deviations. Ensure compliance with company quality and safety standards. Conduct FPAs for employees and subcontractor Ensure All Otis Safety rules are respected (Prestart, Critical Steps Verification, etc.) Manage AMT & PUI process to ensure product compliance. Liaise and report to FOD about product quality issues
Commissioning and Handover
Coordinate commissioning activities. Ensure system functionality and performance. Conduct customer training if required. Manage handover to Service Dept and Customer and ensure all findings are properly closed Ensuring conversion in a timely manner & collection Identify and manage opportunities of conversion with customer.
Minimum Requirements :
What you will need to be successful (adjust for local regulations)
-BS degree is required or equivalent relevant work experience (at least 5 years)
-You Must have experience with the elevator and building trades
-Safety is your top priority
-Excellent communication skills and leadership skills, and the ability to work in a highly team-oriented and dynamic environment
-You are self-reliant, with strong computer and organizational skills and business acumen
