Morgan Philips Executive Search, the digital headhunting company, is currently recruiting for an European group a Country/Site implementer - F/M. The person will be based either in Egypt or Morocco.

**SUMMARY**:
The site opener is responsible for carrying out the negotiations, administrative, accounting, and financial reporting tasks associated with the administration of Lease Agreements, Lease Amendments, Lease Modification Agreements, Non-Disturbance Agreements, Estoppel Agreements, collecting Insurance Certificates and insuring they meet Landlord obligations in the Lease Agreement, and all other Lease issues for all the client affiliates. Responsibilities include monitoring, drafting, and maintaining all relevant documents; tracking critical dates requiring action; processing lease rent payments and lease receivables; reviewing and monitoring operating expenses; and, preparing budget projections and other relevant financial reports.

RESPONSIBILITIES

Monitor Lease renewals and create first draft Lease Amendments to reflect the wishes of Management.

Create first draft Lease Agreements for review and refinement by Real Estate.

Maintain all Lease Agreements worldwide, track all dates requiring action, and involve others in Real Estate when needed.

Manage documents by date stamping, verifying, checking, and scanning documents and exhibits upon receipt. Ensure any leases are properly executed.

Setup and store files.

Manage information in database by reviewing and monitoring data input for accuracy and consistency. Extract pertinent information from real estate documents that need to be stored in database and monitored on a regular basis.

Setup landlords (vendors) and tenants, and record all rent data.

Monitor and process lease rent payments.

Bill and collect lease receivables.

Prepare monthly reports for lease rent payments and rent collections (Owned and Leased to Third Parties properties)

Monitor Operating Expense and prepare Lease Operating Expense Analysis.

Review all invoices and operating expenses (CAM) for compliance with Lease Agreements.

Check all mathematical calculations and verify with Lease Agreements.

Create and maintain trending history of operating expenses (CAM).

Provide property tax and financial reporting.

Prepare monthly standard reports and monthly reports on outstanding issues.

Prepare annual budget projections.

Monitor critical dates for lease expirations, renewals, and options.

May perform other additional duties and responsibilities as assigned.

QUALIFICATIONS

To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill, and/or ability required.

Education and experience in contract law essential. Background as attorney and/or Certified Public Accountant (CPA) or equivalent highly desired.

Understanding of legal terminology and lease document structure required to ensure the various provisions of lease documents are managed properly and timely.

Strong interpersonal and communications skills and the ability to work effectively.

Ability to communicate effectively, both orally and in writing.

Exceptional organizational skills, planning and coordinating special projects.

Ability to make administrative and procedural decisions.

Able to work independently.

Professional representation for the company in diverse situations and cultures.

Capability of language translation through various sources. Atypical legal words used in connection with legal documents are rarely dealt with in translation programs, requiring coordination with outside third parties to get translations that are clear and accurate.

Ability to read, analyze, and interpret general business correspondence, periodicals, professional journals, and company corporate procedures/regulations. Ability to write reports, business correspondence, and procedure manuals. Ability to effectively present information and respond to questions from groups of managers, clients, customers, and the general public.

Ability to calculate figures and amounts such as rents, discounts, interest, commissions, proportions, percentages, area, circumference, and volume.

Ability to solve practical problems and deal with a variety of variables. Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.
